Yet some technical details only become noticeable when they fail: a door that cannot open fully, a meter concealed behind fixed furniture, a ventilation grille covered by decoration, or a shut-off valve that nobody can reach in an emergency. Check whether readings are taken in person, whether access belongs to the apartment or a common area, and whether there are seals, labels or components that must not be disturbed. The aim is not to alter supplier-owned equipment, but to create an accessible and durable enclosure around it.
Existing buildings require particular care around services. Lisbon’s guidance recommends that electricity, gas, water, drainage and ventilation runs should not interfere with structural elements. Once access and ventilation have been resolved, the door can be integrated into the interior architecture. In internal corridors, a door lacquered to match the wall, a painted metal panel or a technical panel with intentional shadow gaps can minimise visual impact. Material selection must still suit the setting: in humid areas, materials prone to warping or weak hardware will quickly become a problem.
Choose a door that can be opened or removed without specialist tools, with robust hinges and a finish that is easy to clean. If the panel is heavy, check that the wall and frame can withstand repeated use. Required grilles and clearances should be designed in from the start, never added hastily at the end. A discreet label on the inside can identify the service and apartment, making future work easier without compromising the appearance.
This approach follows the same principle as a well-planned technical utility cupboard in an apartment: important equipment should be protected, but never concealed so thoroughly that it becomes difficult to reach. A finish is only genuinely successful if it remains practical after handover.
The right time to decide on the door is before walls are closed, finishes are installed or furniture is ordered. First, validate the location and condition of the services with the appropriate specialists. Then define the clear opening required, the opening direction, any ventilation requirement and the type of closure. Only after that should the frame, door and relationship with skirtings, wall panelling or cabinets be detailed.
During the works, protect meters, valves and cables from dust, paint and impact, without sealing grilles or blocking access. At completion, open and close the door several times, confirm that readings can be taken, check that the valve can still be reached, and ensure that no element rubs against or strains pipes. Take photographs of the interior before final closure and retain information about the materials used.
If the intervention goes beyond finishes — for instance, moving a meter, changing a network, working in common parts or altering a façade — do not proceed by trial and error.
