A condominium garage floor works harder than it may seem. Every day it receives tyres, rainwater carried in from the street, oil drips, tight manoeuvres, occasional heavy loads and regular cleaning. When cracks, slippery patches, peeling paint or recurring puddles appear, the obvious answer — coating the whole floor — may only conceal the underlying issue for a short time.

A lasting repair starts by distinguishing symptoms from causes. A crack may be linked to concrete shrinkage, slab movement, impact, moisture or failed joints; standing water may point to inadequate falls, a blocked drain or water entering through the ramp. Diagnose the floor before choosing a finish

Start with a careful inspection after cleaning and, where possible, following heavy rain. Mark cracks, hollow-sounding areas, dark stains, efflorescence, polished patches and puddles on a simple plan. Note whether each defect occurs close to columns, walls, floor joints, drains, ramps or parking bays. Good photographs taken before work begins are equally useful.

Cracks are not all alike. Fine, stable cracks may be suitable for sealing and coating; open, stepped or recurring cracks require a clearer understanding of whether the substrate is moving. If water is emerging through a crack, reinforcement corrosion is visible, large areas are debonding or there is a change in level, a technical assessment of the slab and moisture source should come before cosmetic work.

Drainage comes before decorative coating

Water in a garage needs a controlled route to collection points. Check whether drains are accessible, grates are intact, silt has accumulated and water collects beside doors, walls or floor-level transitions. A modest water test can help identify the actual direction of flow, provided it is done safely and without flooding the shared area.

A parking regulation available through the Diário da República sets out a useful principle: parking floors should be slip-resistant and should have sufficient slope for a drainage network to remove spilled liquids. The exact requirements depend on the building, its approved design and local rules, but the practical lesson remains the same: paint alone cannot correct a drainage defect.

Provide grip where people and vehicles need it most

A garage floor does not have to be aggressively rough everywhere, but it must provide grip that suits tyres, pedestrians and wet conditions. The most demanding locations are ramps, the area immediately inside the gate, bends, turning points, bays close to drains and pedestrian routes. A finish that is too smooth can become hazardous when wet; one that is excessively rough traps dirt and makes cleaning difficult.

Define the real use of the space. Does it receive only private cars, or also vans, bicycles, motorcycles, bins and maintenance equipment? Is it regularly washed? Is it persistently humid? The answers affect the repair system and the required surface texture. Colour can make circulation easier to read, but it does not replace adequate lighting, signs, mirrors where appropriate or impact protection to columns.

Plan temporary safe routes during the works and keep exits, fire-safety equipment, electrical panels and technical access points available. If arrows, bays or pedestrian markings are being renewed, confirm the circulation layout first. Floor repairs can improve how a garage is understood without arbitrarily changing its approved use.

Treat cracks, joints and debonded areas differently

Existing joints should not simply be covered with a rigid coating. They are designed to accommodate predictable movement in a slab or screed; if they are eliminated, cracking may reappear elsewhere or break through the new finish. The work specification should identify joints to be cleaned, remade, sealed with a flexible product or carried through the final coating.

Where the floor has debonded, gently sound the surface to identify hollow areas, taking care not to worsen the damage. Loose concrete or screed must be removed back to sound material, repaired with a compatible product and levelled before any coating is applied. A continuous new layer over a weak base merely transfers the problem to the surface.

When cracking occurs near walls or columns, look for related signs: moisture, corrosion, vertical cracks, sticking doors or damage on the ceiling below. An attractive finish may form part of the solution, but it must not replace investigation of the cause. Choose paint, resin or local repair for the actual conditions

There is no universal garage-floor product. A concrete paint may be appropriate in dry spaces with moderate traffic, as long as the substrate is sound, clean and within the manufacturer’s moisture limits. Resin systems can offer improved chemical resistance and easier cleaning, but depend heavily on substrate preparation, application conditions and the selected anti-slip texture. Repair mortars solve local defects but do not replace corrections to drainage or joints.

Ask for a clear system specification: mechanical preparation, oil treatment, primer, thicknesses, anti-slip finish, colours, detailing at drains and walls, curing periods and the conditions for reopening to traffic. A trial area in a representative part of the garage is often more valuable than discovering incompatibilities after the entire space has been closed.

Compare quotations by the complete system, not only a rate per square metre. A low headline price may exclude breaking out failed areas, crack repair, deep cleaning, protection of common areas or renewal of markings. Defining inclusions and exclusions makes variations less likely during the project.

Plan the works around condominium life

A garage is a shared space with essential users, schedules and access requirements. Before appointing the contractor, the condominium manager should communicate the programme, phases, affected bays, parking alternatives, circulation rules and emergency contacts. If the floor requires curing time, do not promise an early reopening: traffic too soon can mark or damage the finish and undermine the investment.

Phasing the garage by sectors can preserve some use, but only when it allows safe circulation and does not compromise the continuity required by the coating system. In a small garage, a complete closure for fewer days can be more effective. The decision should account for emergency vehicles, accessible routes, waste collection and access to building equipment.
