Renovation inside an occupied building: the hidden logistics

Renovating a flat or commercial unit inside an occupied building is not the same as working on an isolated site. Every delivery, noisy task and waste movement affects shared spaces and the people who continue to use the building.

Access must be planned

Stairs, lifts, corridors and entrances have limited capacity. Large materials may not fit in a lift, and repeated movements can damage common areas. A site plan should define delivery times, protection measures, temporary storage and the route used by workers.

Neighbours and building rules matter

Condominium rules may restrict working hours, lift use, waste collection and temporary occupation of common areas. The project team should confirm these requirements before mobilisation and communicate disruptive activities in advance.

Noise, dust and cleanliness

  • Schedule the loudest activities within permitted periods.
  • Use local extraction and close work areas where possible.
  • Protect lift cabins, floors, doors and corridor corners.
  • Clean shared routes regularly rather than only at the end.
  • Store tools and materials inside the authorised work area.

Waste removal is a sequence, not an afterthought

Demolition waste can quickly block a small site. It should be separated, bagged or contained, moved through agreed routes and collected at planned intervals. Leaving waste in common areas creates safety and relationship problems.

Deliveries need coordination

Just-in-time delivery can reduce clutter, but it requires reliable suppliers and accurate sequencing. Bringing everything at once may overwhelm the site. The best approach balances available storage, lead times and the installation programme.

Good logistics protect the project

A clear logistics plan reduces damage, complaints, delays and unnecessary handling. It should be shared with the client, site team and building management before work begins, then adjusted as the project progresses.
